What Is Asbestos Testing & an Asbestos Survey?
Asbestos is a naturally occurring mineral fiber that was widely used in building materials for its fire resistance and durability. It can only be confirmed through laboratory analysis — you cannot determine whether a material contains asbestos through visual inspection alone. An asbestos survey is a detailed inspection of suspect building materials to identify and document the presence, type, location, and condition of asbestos-containing materials (ACM). Samples are collected and submitted to an accredited laboratory for Polarized Light Microscopy (PLM) analysis to determine asbestos content. It is important to distinguish between asbestos testing and a comprehensive asbestos survey: • Asbestos Testing refers to sampling and laboratory confirmation of specific suspect materials. • Asbestos Survey involves systematic inspection, mapping, documentation, condition assessment, and regulatory compliance reporting for all suspect materials within a defined project scope.

Thank youPosted on Jennifer HegartyTrustindex verifies that the original source of the review is Google. I recently worked with Elite Home Inspections for a comprehensive analysis of my home’s environment and indoor air quality. The inspection focused on the entire house with specialized testing for mold, particle analysis, VOCs and formaldehyde. I was very pleased with the experience overall. I really appreciated how quick the entire process was. I called with an inquiry on a Tuesday and had an appointment to take samples the following Monday. The results came back on Wednesday and Saturday. So less than 10 days from the first call to all of my test results in my hands. In addition to providing me with the detailed lab reports, Paul Parella called me to explain my results and was available for any additional questions. He also summarized each report in layperson language which helped immensely. It set the tone for reviewing the reports and helped me to focus on the most relevant aspects. I also learned a lot during the inspection and sampling. Evan came out to assess my house and let me walk around with him and ask questions while he pointed out potential issues. He spent over two hours on the inspection and testing and was happy to answer any and all questions. He also gave me good recommendations when I asked for them. The main reason I wanted to go with a company like Elite is that they are an independent inspector and not a company that also does mold remediation. I wanted an impartial opinion and I really feel that is exactly what I got. I learned a lot, I got some great recommendations and I have scientific reports to back everything up. I also liked their pricing structure. Each sample is a la carte so you can pick and choose the specific items you want to measure based on your particular home and any suspected issues. Since I was unsure of what I needed, I opted for a comprehensive set of tests that covered the full spectrum. I could have easily just focused on mold or just on VOC. It was nice to have that kind of flexibility. Paul also went over every test and its cost with me so I had all of that information up front before I even made the appointment. I really liked this as it let me be in control of where to place my focus. It also gave me a ballpark of where the final cost would end up. If you suspect you are having any environmental issues, I highly recommend having your home inspected. Even if you learn that you don’t have any major problem areas, that is wonderful for your piece of mind. I would work with Elite again. They were quick, efficient, thorough, patient and very nice. It was great to work with someone who we felt had our best interest. 10/10Posted on Ken DuvalTrustindex verifies that the original source of the review is Google. Boston & Greater Boston Asbestos Surveys
We regularly conduct asbestos testing and comprehensive asbestos surveys in Boston, Cambridge, Somerville, Brookline, and surrounding Massachusetts communities where historic housing stock, brownstones, multi-family properties, and commercial renovations are common.
We frequently inspect Boston brownstones, historic triple-deckers, high-rise condominiums, commercial storefronts, mixed-use buildings, and renovated multi-family properties where aging construction materials require professional evaluation before renovation or system upgrades.
Many properties built prior to 1980 throughout Greater Boston contain suspect materials requiring professional evaluation before renovation or demolition. Licensed asbestos inspection and documented laboratory analysis provide clarity for contractors, property managers, and homeowners before work begins.
Why Asbestos Testing Matters in Massachusetts
Properties built before the 1980s frequently contain asbestos in: • Vinyl floor tiles and backing • Pipe and duct insulation • Popcorn ceilings and textured plaster • Boiler insulation and gaskets • Cement siding and roofing shingles • Joint compound and stucco Additional asbestos-containing materials in Massachusetts properties may include: • Roofing felt and flashing • HVAC duct insulation wrap • Fireproofing materials • Cement board and transite panels • Window glazing compounds When these materials are disturbed during renovation, demolition, or deterioration, asbestos fibers can become airborne. Inhalation exposure is associated with serious long-term health risks including lung cancer, mesothelioma, and asbestosis. Professional asbestos testing and comprehensive asbestos surveys are the only reliable methods to identify and document asbestos-containing materials before work begins.
Massachusetts Asbestos Inspection & Regulatory Compliance
In Massachusetts, asbestos surveys must comply with both state and federal regulations including:
- EPA NESHAP standards (40 CFR 61.145)
• MassDEP asbestos regulations (310 CMR 7.15)
For renovation or demolition work, a certified asbestos inspector must evaluate suspect materials and document asbestos-containing components prior to disturbance.
Survey results are commonly required for:
- Construction permit applications
• Demolition notifications
• Real estate transaction documentation
• Worker safety and environmental compliance
Failure to perform required asbestos surveys prior to disturbance can result in regulatory penalties, contractor liability, and project delays. Documented inspection by a licensed asbestos inspector ensures compliance and provides defensible documentation for project records.

Who Should Consider Asbestos Testing?
Asbestos testing is strongly recommended when: Planning renovations or demolition
•Purchasing or selling older properties
• Managing commercial or multi-tenant buildings
• Seeking compliance documentation
• Suspecting hidden asbestos-containing materials
Industrial facilities, schools, healthcare properties, and municipal buildings frequently require documented asbestos inspections prior to renovation, maintenance, or demolition activities.
Because asbestos cannot be identified visually, professional testing provides clarity and documented results.

Example Pre-Renovation Asbestos Survey
We recently performed a pre-renovation asbestos survey in a Boston triple-decker prior to a kitchen remodeling project. Suspect vinyl flooring, pipe insulation, and wallboard joint compound were systematically sampled in accordance with Massachusetts regulatory requirements.
Laboratory analysis confirmed asbestos-containing materials in the flooring and insulation. The documented survey allowed the contractor to submit proper MassDEP notification and coordinate licensed abatement before demolition work began. Objective inspection and laboratory confirmation ensured regulatory compliance and protected both workers and occupants.
