FAQ
How much does a mold inspection cost?
The cost of a mold inspection depends on the size of the property, the areas of concern, and whether laboratory testing is recommended. We provide pricing before scheduling so you know the inspection cost in advance.
Do you offer free mold inspections?
No. We provide independent, paid mold inspections and environmental evaluations. Because we do not perform mold remediation, our findings and recommendations remain independent and are not tied to remediation sales.
What is the difference between a mold inspection and mold testing?
A mold inspection evaluates the property for moisture intrusion, visible mold, ventilation issues, building conditions, and potential sources of mold growth. Mold testing involves collecting air or surface samples for laboratory analysis. Testing may be recommended when it can provide useful additional information.
When should mold testing be performed?
Mold testing may be recommended when there are musty odors, recent water damage, visible staining, suspected hidden mold, real estate concerns, or indoor air quality issues. An inspection is often performed first to determine whether testing will provide meaningful information.
Is mold testing necessary if mold is visible?
Not always. If mold growth is clearly visible, laboratory testing may not be necessary to confirm that mold is present. Testing can still be useful for identifying mold types, evaluating airborne spore levels, establishing baseline conditions, or performing post-remediation verification.
What happens during a mold inspection?
During a mold inspection, the property is evaluated for moisture sources, water intrusion, ventilation issues, visible mold, humidity conditions, and building conditions that may contribute to mold growth. Moisture meters, thermal imaging, and other diagnostic tools may be used. Air or surface samples may also be collected when appropriate.
Do mold inspections look at the entire house?
A mold inspection can evaluate the entire property or focus on a specific area of concern. Whole-house inspections are often recommended when the source of moisture or mold is unclear because humidity, ventilation, water intrusion, and HVAC conditions can affect multiple areas of a home.
Can mold grow after water damage?
Yes. Mold can begin developing when building materials remain wet after water intrusion. Drywall, insulation, wood framing, subfloors, and other materials can be affected if moisture is not properly addressed.
Do you use thermal imaging during inspections?
Thermal imaging may be used during inspections to help identify temperature differences associated with possible moisture intrusion, insulation irregularities, or other building conditions. Thermal imaging is used together with moisture meters and visual inspection.
What causes attic mold in Massachusetts and New Hampshire homes?
Attic mold is commonly associated with poor ventilation, elevated humidity, bathroom or dryer exhaust terminating in the attic, roof leakage, air leakage from the living space, and seasonal condensation.
Can indoor air quality issues occur without visible mold?
Yes. Indoor air quality concerns can be related to airborne particulates, allergens, VOCs, formaldehyde, HVAC contamination, elevated humidity, hidden moisture, or concealed mold growth even when visible mold is not present.
Can mold return after remediation?
Yes. Mold can return if the original moisture source, humidity problem, ventilation deficiency, or building condition that contributed to growth is not corrected. Independent post-remediation testing can help evaluate conditions after remediation.
How long do mold test results take?
Laboratory mold testing results are typically available within 5–7 business days after samples are submitted. Expedited processing may be available when faster results are needed.
