How do I know if a material contains asbestos?

You cannot reliably determine whether a building material contains asbestos by looking at it. Suspect materials typically require professional sampling and laboratory analysis to confirm whether asbestos is present. Vermiculite insulation is an exception—the EPA recommends treating vermiculite insulation as though it contains asbestos and avoiding unnecessary disturbance.

Asbestos-containing materials should be identified before renovation or demolition work that could disturb suspect building materials. Requirements vary depending on the property and scope of work. We provide pre-renovation and pre-demolition asbestos surveys throughout Massachusetts and New Hampshire to identify and document suspect materials before work begins.

Common suspect materials include floor tile and mastic, vinyl sheet flooring and backing, plaster and joint compound, textured or popcorn ceilings, pipe and boiler insulation, HVAC duct materials, roofing products, siding, and other older building materials. The appropriate materials to sample are determined during the asbestos inspection or survey.

Turnaround time depends on the number and type of samples collected and the laboratory analysis required. After the inspection, samples are submitted to an accredited laboratory for analysis. Expedited laboratory options may be available when faster results are needed.

If laboratory testing confirms asbestos-containing material, your report will document the material, sample location, and laboratory findings. Depending on the material’s condition and the planned renovation or demolition work, asbestos abatement or other precautions may be necessary.
