What Is a Professional Mold Inspection?
A professional mold inspection is a comprehensive building evaluation designed to determine:
- Whether mold growth is present
- What moisture conditions are contributing to mold growth
- Where water intrusion is occurring
- Whether ventilation, insulation, or construction defects are involved
- Whether mold testing is appropriate
Unlike basic visual checks, our inspections evaluate the entire building system, including attics, basements, crawl spaces, HVAC systems, exterior drainage, and structural assemblies.
We perform attic mold inspections, basement mold inspections, and whole-property mold evaluations throughout Massachusetts and Southern New Hampshire.

Thank youPosted on Jennifer HegartyTrustindex verifies that the original source of the review is Google. I recently worked with Elite Home Inspections for a comprehensive analysis of my home’s environment and indoor air quality. The inspection focused on the entire house with specialized testing for mold, particle analysis, VOCs and formaldehyde. I was very pleased with the experience overall. I really appreciated how quick the entire process was. I called with an inquiry on a Tuesday and had an appointment to take samples the following Monday. The results came back on Wednesday and Saturday. So less than 10 days from the first call to all of my test results in my hands. In addition to providing me with the detailed lab reports, Paul Parella called me to explain my results and was available for any additional questions. He also summarized each report in layperson language which helped immensely. It set the tone for reviewing the reports and helped me to focus on the most relevant aspects. I also learned a lot during the inspection and sampling. Evan came out to assess my house and let me walk around with him and ask questions while he pointed out potential issues. He spent over two hours on the inspection and testing and was happy to answer any and all questions. He also gave me good recommendations when I asked for them. The main reason I wanted to go with a company like Elite is that they are an independent inspector and not a company that also does mold remediation. I wanted an impartial opinion and I really feel that is exactly what I got. I learned a lot, I got some great recommendations and I have scientific reports to back everything up. I also liked their pricing structure. Each sample is a la carte so you can pick and choose the specific items you want to measure based on your particular home and any suspected issues. Since I was unsure of what I needed, I opted for a comprehensive set of tests that covered the full spectrum. I could have easily just focused on mold or just on VOC. It was nice to have that kind of flexibility. Paul also went over every test and its cost with me so I had all of that information up front before I even made the appointment. I really liked this as it let me be in control of where to place my focus. It also gave me a ballpark of where the final cost would end up. If you suspect you are having any environmental issues, I highly recommend having your home inspected. Even if you learn that you don’t have any major problem areas, that is wonderful for your piece of mind. I would work with Elite again. They were quick, efficient, thorough, patient and very nice. Mold Inspection in Massachusetts & Southern New Hampshire Homes
New England homes present unique moisture challenges.
From historic Boston brownstones and triple-deckers to colonials in Lexington, Winchester, and Wellesley, to properties in Nashua, Salem, Windham, and Derry, we frequently identify:
- Ice dam moisture damage
- Inadequate attic ventilation
- Bathroom exhaust fans terminating into attics
- Stone foundation moisture intrusion
- Basement humidity accumulation
- Poor exterior grading and drainage
Seasonal humidity shifts and winter condensation patterns make proper building evaluation critical in this region.
Our experience working specifically in Massachusetts and Southern New Hampshire properties allows us to identify these local patterns quickly and accurately.
When Should You Schedule a Mold Inspection?
You should consider scheduling an inspection if:
- You notice persistent musty odors
- You’ve experienced roof leaks, plumbing leaks, or flooding
- You see visible staining or suspected mold growth
- You are buying or selling a property
- A remediation contractor recommended testing
- You have indoor air quality concerns
- You want evaluation before renovation
If moisture is present, mold growth can follow. Identifying the underlying source is critical to preventing it from returning.
Mold Inspection vs Mold Testing
A mold inspection identifies visible growth and moisture conditions contributing to mold.
Mold testing analyzes air or surface samples to determine spore types and concentrations.
Testing is often beneficial for:
- Real estate transactions
- Post-remediation verification
- Persistent odor cases with no visible growth
- Commercial liability documentation
Residential & Commercial Mold Inspections
We provide mold inspections for:
- Single-family homes
- Condominiums
- Multi-family buildings
- Office spaces
- Retail properties
- Property management portfolios
- Light commercial facilities
Whether residential or commercial, every inspection is building-system focused and independent.

Example Pre-Renovation Asbestos Survey
We recently performed a pre-renovation asbestos survey in a Boston triple-decker prior to a kitchen remodeling project. Suspect vinyl flooring, pipe insulation, and wallboard joint compound were systematically sampled in accordance with Massachusetts regulatory requirements.
Laboratory analysis confirmed asbestos-containing materials in the flooring and insulation. The documented survey allowed the contractor to submit proper MassDEP notification and coordinate licensed abatement before demolition work began. Objective inspection and laboratory confirmation ensured regulatory compliance and protected both workers and occupants.

Frequently Asked Questions
How much does a mold inspection cost in Massachusetts?
Costs vary depending on property size, scope, and whether mold testing is required. We provide transparent pricing during your initial consultation and clearly explain what is included.
Is mold inspection required before buying a home?
While not always required, many buyers choose to schedule an independent mold inspection for additional peace of mind, especially in older Massachusetts homes or properties with prior water intrusion.
Can attic mold affect indoor air quality?
In certain situations, attic mold can impact indoor air quality if air pathways allow transfer into living spaces. Each property is evaluated individually to determine potential airflow connections.
Can high basement humidity cause mold growth even without visible water damage?
Yes. Elevated basement humidity levels can support mold growth even if there has been no flooding or visible leaks. In Massachusetts homes with stone or concrete foundations, moisture vapor can migrate through foundation walls and accumulate in enclosed areas. Over time, sustained humidity above 60% can create conditions favorable for mold growth on wood framing, stored materials, and insulation.
Does poor attic ventilation contribute to mold growth?
Yes. Inadequate attic ventilation is one of the most common causes of attic mold in New England homes. Warm interior air that escapes into the attic during winter can condense on cold roof sheathing surfaces. Without proper airflow, this moisture remains trapped and can lead to mold growth. We evaluate soffit intake, ridge vents, insulation levels, and air leakage pathways during attic mold inspections.
Is mold in the attic a structural concern?
In some cases, prolonged attic mold growth may contribute to deterioration of roof sheathing or framing components if moisture issues are not corrected. Identifying and correcting ventilation or air leakage deficiencies is critical to protecting the structural integrity of the home.
Can mold return after remediation if moisture isn’t corrected?
Yes. Mold remediation removes growth, but if the underlying moisture source is not properly identified and resolved, mold can return. Independent mold inspections focus on diagnosing the root moisture issue to prevent recurrence.
Do newer homes in Massachusetts get mold problems?
Yes. Even newer construction can develop mold if ventilation systems are improperly balanced, bathroom exhaust fans are poorly terminated, or insulation and air sealing are incomplete. Mold growth is tied to moisture conditions, not simply the age of the home.
Should I test for mold if I smell musty odors but see nothing visible?
In some cases, yes. Musty odors may indicate hidden moisture conditions behind walls, under flooring, or within attic or basement spaces. An inspection can determine whether mold testing is appropriate or if moisture diagnostics are sufficient.
