Do you inspect multifamily and apartment properties?

Yes. We inspect multifamily properties including apartment buildings, condominium buildings, individual units, common areas, basements, mechanical areas, and other accessible portions of the building included within the inspection scope.

Do you evaluate HVAC systems during a commercial mold inspection?

Accessible HVAC equipment, ductwork, condensate conditions, ventilation, humidity, and related building conditions may be considered when they are relevant to the mold or indoor environmental concern being evaluated.

Does thermal imaging detect mold?

No. Thermal imaging does not detect mold directly. It may help identify temperature patterns associated with moisture, insulation conditions, air leakage, or other building conditions that warrant closer inspection. Thermal findings are considered together with moisture readings and visual observations.

Can you investigate a commercial property after a roof leak or water loss?

Yes. Commercial inspections may be performed after roof leaks, plumbing failures, flooding, HVAC condensate events, or other water intrusion concerns. Depending on the scope, moisture mapping and water-intrusion documentation may also be incorporated into the evaluation.

Do you provide commercial indoor air quality testing?

Yes. Depending on the concern, commercial indoor air quality testing may include evaluation or sampling related to mold, allergens, particulates, VOCs, formaldehyde, odors, humidity, or other indoor environmental conditions. The appropriate scope depends on the specific concern.

Do commercial clients receive a written report?

When mold sampling is performed, clients receive written findings and recommendations based on the inspection and laboratory results. Documentation may include photographs, observed conditions, moisture readings, thermal images where applicable, and laboratory findings from samples collected.

Can you prepare a mold remediation protocol?

When mold sampling is performed and the laboratory results and documented conditions support remediation, a remediation protocol may be prepared for the affected areas. Elite does not perform the remediation work.

Do you perform clearance testing after commercial mold remediation?

Yes. We provide independent post-remediation verification and mold clearance testing for commercial properties. When applicable, we prefer to perform the inspection after remediation work is complete while containment remains in place.

Do you perform commercial asbestos testing and surveys?

Yes. Elite provides asbestos testing and asbestos surveys for commercial properties when suspect building materials need to be evaluated within a defined project scope.

Do you perform mold remediation?

No. Elite does not perform mold remediation. Our role is focused on independent inspection, environmental testing, documentation, reporting, and post-remediation verification. Keeping inspection and remediation separate avoids a remediation-related financial interest in the inspection findings.
